On behalf of new client Care Concern Group; – leading care home developers and operators with an active property portfolio across the UK, Jenner are delighted to be appointed to design and build a new 66 bedroomed care home on the Ramsgate Road in Margate adjacent to the neighbouring keyworker residential development known as ‘The Nightingales’.

Situated on the outskirts of Margate, bounded to the south by the QEQM Hospital the two-storey building will enhance the existing streetscape by regenerating the redundant site, bringing this to life offering residential, dementia, nursing and respite care. As is critical with care home provision the build will be completed with carefully considered soft landscaping to provide secure, vibrant communal gardens to enhance the environment and improve the quality of living for the future residents. Working with London-based architectural practice Edmund Williams the design has been influenced to respect and complement its neighbouring landscape both in the form of the building and its carefully selected materials palette. Large windows will maximise natural daylight and balconies to communal areas maximise viewing potential for the residents. All enabling and associated infrastructure works form part of the contract including piled foundations, access road, ample car parking, bicycle storage and three car charging points.

Working with the existing topography of the site as the land rises from the west to the east, the concrete framed building is set into the slope so that it appears as three storey from the west and two storey from the east as viewed by the adjacent residential site to cause minimal impact and disruption to the existing neighbourhood. The timber framed roof construction is a mix of mono-pitched elements and flat roof design, again to minimise the height of the building and subsequent impact on the surrounding region.

The project is currently progressing through pre-construction prior to commencement on site with a programmed completion and handover in Spring 2024.
