Located within the Westbrook House Complex, Victoria House is a 3 storey extra care sheltered housing scheme comprising 40 no. self contained 1 and 2 bedroom flats for affordable rented tenure. The scheme also includes the provision of car parking.
Before works on the main structure could commence, the old Victoria House Hospital was demolished and extensive alteration works were carried out to the adjacent Garlinge Surgery to ensure that this facility remained in operation at all times.
The main structure of the building was a highly efficient pre-insulated air-tight timber frame. There was also a section of masonry and steel frame to part of the ground floor which contains the main communal facilities. These facilities include a commercial kitchen, laundry, dining/lounge/hobby area, salon and administration areas for building users.
Technologies have been incorporated including heat recovery ventilation units within each flat to supply fresh air to the living and bedroom areas and extract from the kitchen and bathroom areas. This together with solar panelling to provide heat energy for the domestic hot water supply and a gas fired CHP unit to generate electricity for the electrical power systems and heat has resulted in approximately 18% of the total energy demand for the building being supplied from renewable sources.
